Terms of Service

Welcome to Starboard Property Management Services, LLC. By accessing or using our property management services, including but not limited to property maintenance, Airbnb consultation and management, lawn care, landscaping, repairs, and painting, you agree to comply with the following Terms of Service ("Terms"). Please read them carefully before using our services.

1. Acceptance of Terms

By using our services, you agree to be bound by these Terms and all applicable laws and regulations. If you do not agree with these Terms, you are prohibited from using our services.

2. Services Provided

Starboard Property Management Services, LLC provides property management services, including but not limited to:

  • Power washing

  • Lawn mowing

  • Landscaping

  • Cosmetic and minor repairs

  • Painting

  • Airbnb short-term rental consultation and management

  • Property maintenance coordination

    These services are subject to availability and may be adjusted based on specific agreements or requirements.

3. Service Agreement

A written agreement or contract may be required for certain services, outlining the scope, schedule, and pricing for services provided. This agreement will be considered binding once signed by both parties.

4. Client Responsibilities

As a client, you are responsible for:

  • Providing accurate and complete information related to your property, including access instructions, preferences, and specific maintenance or repair needs.

  • Ensuring your property is accessible to our team during scheduled appointments.

  • Maintaining communication with our team in a timely manner regarding any changes, concerns, or requests.

5. Payment Terms

  • Pricing: Prices for services will be outlined in the agreement or invoice. Prices may vary based on the scope of services requested.

  • Billing: Payments are due upon receipt of the invoice, unless otherwise stated in the agreement. Payments can be made via credit card, bank transfer, or other accepted methods.

  • Late Fees: Late payments may incur additional fees. The amount of the late fee will be specified in the agreement.

6. Cancellations and Rescheduling

  • Cancellations: If you need to cancel or reschedule a service, please notify us at least 24 hours in advance. Failure to do so may result in a cancellation fee.

  • Rescheduling: We will do our best to accommodate changes to your service schedule, subject to availability.

7. Airbnb Services

For our Airbnb short-term rental management services, including co-hosting and consultation:

  • Listing Creation: We will assist in setting up your Airbnb listing, but you remain responsible for ensuring the accuracy of your property details.

  • Guest Communication: We will manage guest communication and bookings as outlined in our agreement.

  • Maintenance & Repairs: We will coordinate property maintenance as needed, but all maintenance costs will be billed separately unless otherwise specified in your agreement.

  • Guest Reviews & Expectations: We will work to provide an excellent guest experience, but we cannot guarantee specific guest reviews or ratings.

8. Property Damage and Liability

Starboard Property Management Services, LLC takes every precaution to avoid damage while performing services, but we are not liable for any pre-existing conditions or unforeseeable circumstances that may arise during the course of service. It is your responsibility to maintain the property in a safe and accessible condition.

In the event of any damage caused by our team during the provision of services, we will take reasonable steps to repair or compensate for the damage. However, liability is limited to direct damages caused by our negligence.

9. Privacy and Data Protection

We are committed to protecting your privacy. Any personal or property information you provide will be used solely for the purpose of delivering our services. We do not share your information with third parties without your consent, except as required by law or to perform the services you have requested.

10. Limitation of Liability

To the fullest extent permitted by law, Starboard Property Management Services, LLC is not liable for any indirect, incidental, special, or consequential damages, including loss of income or business opportunities, arising from the use of our services, even if we have been advised of the possibility of such damages.

11. Termination

Either party may terminate the service agreement at any time, subject to any terms outlined in the agreement. Upon termination, all outstanding fees for services rendered will be due immediately.

12. Indemnification

You agree to indemnify and hold harmless Starboard Property Management Services, LLC, its employees, agents, and subcontractors from any claims, damages, losses, or expenses arising out of your use of our services, including but not limited to claims for property damage or injury.

13. Changes to Terms of Service

Starboard Property Management Services, LLC reserves the right to update or modify these Terms at any time. Any changes will be posted on this page, and the effective date of the update will be noted. By continuing to use our services after any changes are made, you agree to the updated Terms.

14. Governing Law

These Terms shall be governed by and construed in accordance with the laws of North Carolina, without regard to its conflict of law principles.
